Our Opnion

A great resort. The team in this resort is incredibly friendly and attentive, especially the waiters in the restaurants and those serving guests on the beach. It can be guaranteed that your plate will always be full and your cups will always be filled with this kind of team. The pool area is great as well. There is no shortage of loungers and umbrellas available. The resort does have a tendency to get a little noisy at times, so this is definitely a place more suited for those who like the lively aspects of Mexico.

Very nice hotel, rooms were a bit small as I went with 2 friends and we all shared a room. Great location, lots of facilities

Love this property, we’ve been back multiple times. Great service, good food.

Restaurants were excellent. Bars and servers were also excellent. Housekeeping was not very good here. Our room had a closet light that would go on and off all day and night. This is a kid-friendly resort. Ocean was beautiful! Pools were clean.

Disappointing Experience at Fiesta Americana Condensa Cancun
My recent stay at Fiesta Americana Condensa Cancun left much to be desired. Despite selecting the hotel based on positive past experiences with the Fiesta Americana brand, this particular establishment fell short in numerous aspects. From lackluster dining options to subpar amenities, it's safe to say that my family and I won't be returning anytime soon.

One of the most significant letdowns was the food quality and variety. The buffet seemed to offer little beyond repetitive taco nights or macaroni and cheese, leaving us craving more diverse and flavorful options. Making reservations at the dinner restaurants proved to be a frustrating ordeal, with limited availability, often inconvenient timing, especially when traveling with children. Even when we managed to secure a table, the experience was far from satisfying. The steakhouse served tough, undercooked overly salty flank steak and overly salty chicken, while the Mexican restaurant's offerings lacked authenticity and were disappointingly bland. The Italian restaurant was the sole highlight in terms of food quality, albeit only to a certain extent.

Accommodations were another area of concern. Despite the recent renovation, the room felt tired and rundown, with noticeable maintenance issues such as a bathroom door that wouldn't close properly- we had to use tissue to lock the door. While the room service was efficient, it couldn't compensate for the overall lack of comfort and ambiance within the room. AC was pretty loud.

Additionally, the beachfront, a key attraction for many guests, was often unsuitable for swimming during our stay, particularly problematic when traveling with young children. Pool was heated and enjoyable to hang out, since you can't find beach chair or parasol unless you wake up at 6:30 AM.

Fiesta Americana Condensa Cancun may have had redeeming qualities in the past, my recent experience was far from satisfactory. From mediocre dining options to substandard accommodations and an unreliable beachfront, it's evident that this establishment has significant room for improvement. Regrettably, my family and I won't be revisiting this particular Fiesta Americana property in the future.

Great place, great time, and great experience!

The service, food, beauty of the beach and location were truly perfect! I highly recommend.

I don't usually leave reviews but others need to be aware of the fraud we experienced at this resort. My husband, 5 yr old son & I arrived at the resort on Feb. 10/24 around 8pm. Upon check in we were shocked when told that our son was not listed on the reservation. We had pre-booked this package with Expedia a few months prior. We were able show our confirmation to prove that he was on the reservation; He would not have been able to board the plane if he was not! After showing the man at the check in, he then went in the office behind the desk where we waited 20 minutes for him to come back and show us that our son is on the reservation but listed as a 4 year old instead of a 5 year old. He then wanted to charge us an extra $100 USD/night because of the age difference! Obviously we were not happy about this so he gave us a "deal" which worked out to an extra $550.81 CAD. At this point we were all tired and hungry from a long travel day so we handed over our visa and decided to sort it out later. Fast forward to our return home, we were able to confirm that our son was indeed listed on our reservation with the correct date of birth (again, would have been stopped at airport if passport did not match booking) and emailed this information to the resort on Feb.18th to request a refund. They replied back on Feb. 20th showing the invoice was cancelled. It has been over a month and we still have not received our money back! Have sent follow emails but no reply. disgusting. FRAUD!! Where's my refund Sergio? It is not Expedia that owes us money as your reply suggested in my Expedia review, it's your resort!

I’m shocked that this place has so many good reviews, which is what made us book this place for the long weekend to begin with. Arrived with my family of 12 today at around 3pm. We waited around until 600pm for our room to be ready. During this time we walked around to explore food options and this is when I knew we were in for a less than savory experience. The pool and beach was overcrowded, multiple chairs with towels and belongings strewn all over with no employees to be seen clearing the chairs, kids running all around unattended and overall “ick” feel. It was ridiculously overcrowded. The floors and elevators were sticky with stains and trash (some pics attached). It felt like we were in a college dorm or spring break motel. During this waiting period we asked the server if we could buy a bottle of Don Julio. After agreeing we waited around for him for an hour until he told us he couldn’t find the key to the alcohol closet. We also could not get a reservation anywhere because they were so overbooked.
Then came the rooms. When we finally got into our rooms we were taken aback. Crumbs on the table, sticky surfaces, fingerprints, and a jail like window cell. Attached are pictures of the stained cushions on the indoor and balcony chairs. My bathroom had someone else’s eyelashes on the sink.

Here comes the best part! We went down to speak with the general manager about the situation. We asked if we could change rooms- nothing available. We asked if housekeeping could come and if we could be compensated with the bottle of alcohol we had been trying to buy. She told us she would check, disappeared for about an hour. We kept asking where she was and kept being told she was checking. Eventually when we went up to check again the new manager at the desk told us she had left because her shift was over! We had to stay in our disgusting rooms and were not compensated at all. Absolutely awful customer service and we would have changed hotels if we could.

I am now angrily writing this at dinner where the food is cold and the alleged bottled water tastes worse than tap. This place is let down after let down and I do NOT recommend.

Always excellent service

definitely one of the good ones, drinks and foods wasn’t perfect but good enough , we had a very good experience!

You are not getting your money’s worth!
We booked our trip from Tuesday to Sunday, and upon arrival we were told there were no bookings available for any of the “reservation” restaurants.
The food is quite average and if you’re stuck eating from the buffet all week well it doesn’t taste any better.
Good luck if you want to get a spot by the pool, all guests place towels around 7 am or even before and if you’re not an early riser you won’t have a spot.
Staff was hit or miss, some great people and some who couldn’t care less to help but I guess that’s going to happen almost anywhere.

As far as the room goes, the day we arrived we didn’t have any towels and we didn’t get any until late that first night. Our in room phone never worked and it didn’t seem like anybody at the hotel cared.

All in all we definitely don’t think it was worth the money and will not be coming back

First thing i noticed was the raid roach smell of the room that was constantly present. At night it was hard to sleep because of the smell, sickening. The other annoying practice of the hotel is the time share peddling and very aggressive in their approach. For the money you’re putting down for a few days of peace and quiet this is super annoying and makes the hotel only a one star. The slimy pool feeling was not only disgusting but dangerous as well. For $300 + a night it is not worth anything close to that. My recommendation is avoid this place if you can but your so called cheep vacation might just cost you in a lingering health issue for the remainder of your life.

Excellent place to stay and every kid friendly. The staff is amazing and hospitality is top notch. We hardly see that in US and Canada as the hospitality concept is completely missing. The food is great, many options and varieties. Decent amount of vegetarian options are available. The room service is always on time. Decent amount of activities for kids.

Had an amazing time! The food was delicious especially the Argentinian and Italian restaurant (need to make a reservation for those). The staff was super friendly and helpful. The only complaint I have is that the music wasn't great. They played a bunch of country music or weird songs I've never heard. But other than that... amazing timeeee! Weather was perfect, beach was amazing. I'd love to be back right now!

BREAKFAST: For an "all inclusive" resort, the DO NOT have mimosa's or bloody mary's at breakfast. in fact, they DO NOT open the bar until 11:00 a.m. If you want a mimosa with breakfast, as I did, you are screwed. Period.

FOOD: Average.

DRINKS: Average (see above for no bar open until 11:00 a.m.!!!)

SHOW: Beware. There is a very loud show called "The Mexican Show" that is around 2.5 hours long, with music, dancing, and performers. There's a booth set up where you can get souveniers. It's cheezy. We watched 5 minutes of it and then walked down the street to a place called The Money Bar and had a drink there. When we came back, people were line dancing. It's so loud that it can be heard around the entire property. Until 10:30 p.m. totally annoying.

ROOMS: Very nice. Wish there was white wine in their mini bar complimentary fridge. There is water, Coca Cola, XX beer, Doritos, cookies and apple juice.

LOCATION: Across the street from the beach. Snorkeling access is a highlight.

TOO MANY LITTLE KIDS IN POOL TO ENJOY THAT

I had FANTASTIC experience in here.
It was my first time visiting Cancun, nothing was bad, everything was really really good. Food was phenomenal, delicious, rich flavor, and had variety of choices.
Service was amazing, every staff here is really kind and attentive, caring, and they'll remember your favorite drink and will make it for us.
View from the hotel was just awesome, I was always sitting at balcony, staring at ocean.
It was peaceful and I would 100% come back to stay if I visit Cancun again.

The service is perfect, a family atmosphere everywhere, the food impeccable… the only thing is that there are no changing tables in the men's bathroom… a little old-fashioned, right?

Don't stay here.
The reason this is a single star comes down to 1 thing: VALUE (or lack of it).

This place is very pricey compared to other, nicer places, we've stayed at in the same area within the last 12 months. And, in exchange, the value is not there. I felt 'had' after our stay there. It was an utter disappointment...we all had to try hard to not let it ruin our vacation. Our best day while at this resort was an excursion to the Cenotes (highly recommended!!), where we were able to get away from the property and the drunken co-eds.

The property is very run-down and beat up. It needs a full reno. There was mildew and mold in the showers. The room was musty and the furniture on the balcony was old and dirty. The furniture in the room was also in bad shape, the drawers were hard to open and close, the safe didn't work. We had to call 5 times during our stay to get enough towels for the 4 paying people in our room. And we are Spanish-speaking too, so that wasn't the issue.

The noise levels were unreasonable into the wee hours of the morning. Drunken partiers (no issue with that, but don't advertise a resort as 'family friendly') made it difficult to get a good night's sleep. One night, an alarm went off in the hotel - for hours, from about 3 - 7 am.

The food was not good. And the food at the themed restaurants was 1-2 stars at best. The restaurants were dimly lit, somewhat dirty, even the pictures on the walls were crooked. And the 'all inclusive' is far from being all inclusive. If you wanted more premium menu items, you were looking at an additional $40 - $120 USD per person. There was only 1 option for white and for red wine - and it was right in-line with Two Buck Chuck. Ridiculous considering the price we paid overall (and I'm comparing this to other, nicer, Cancun-based properties within the last 12-18 months - where nicer menu items WERE included).

The buffet, however, was quite good and also fresh. I'll give them credit for that part. They did a nice job with selection and food safety.

The service at the restaurants was also very good and professional.

We did go to this resort during Spring Break. But at the elevated price we paid, I'd wrongly assumed we would avoid the younger Spring Break crowds and that it would still be the 'family friendly' resort that was advertised over and over. It was not even close. It was loud and the co-eds simply took over the entire experience. And the beach chairs, and the bars, and the quiet.

So, in short, if you have a shortlist of places to stay in Cancun, and Fiesta Americana Condesa is on your list, I recommend to scratch it off.
