Our Opnion

A great resort. The team in this resort is incredibly friendly and attentive, especially the waiters in the restaurants and those serving guests on the beach. It can be guaranteed that your plate will always be full and your cups will always be filled with this kind of team. The pool area is great as well. There is no shortage of loungers and umbrellas available. The resort does have a tendency to get a little noisy at times, so this is definitely a place more suited for those who like the lively aspects of Mexico.

I had FANTASTIC experience in here.
It was my first time visiting Cancun, nothing was bad, everything was really really good. Food was phenomenal, delicious, rich flavor, and had variety of choices.
Service was amazing, every staff here is really kind and attentive, caring, and they'll remember your favorite drink and will make it for us.
View from the hotel was just awesome, I was always sitting at balcony, staring at ocean.
It was peaceful and I would 100% come back to stay if I visit Cancun again.

The service is perfect, a family atmosphere everywhere, the food impeccable… the only thing is that there are no changing tables in the men's bathroom… a little old-fashioned, right?

Don't stay here.
The reason this is a single star comes down to 1 thing: VALUE (or lack of it).

This place is very pricey compared to other, nicer places, we've stayed at in the same area within the last 12 months. And, in exchange, the value is not there. I felt 'had' after our stay there. It was an utter disappointment...we all had to try hard to not let it ruin our vacation. Our best day while at this resort was an excursion to the Cenotes (highly recommended!!), where we were able to get away from the property and the drunken co-eds.

The property is very run-down and beat up. It needs a full reno. There was mildew and mold in the showers. The room was musty and the furniture on the balcony was old and dirty. The furniture in the room was also in bad shape, the drawers were hard to open and close, the safe didn't work. We had to call 5 times during our stay to get enough towels for the 4 paying people in our room. And we are Spanish-speaking too, so that wasn't the issue.

The noise levels were unreasonable into the wee hours of the morning. Drunken partiers (no issue with that, but don't advertise a resort as 'family friendly') made it difficult to get a good night's sleep. One night, an alarm went off in the hotel - for hours, from about 3 - 7 am.

The food was not good. And the food at the themed restaurants was 1-2 stars at best. The restaurants were dimly lit, somewhat dirty, even the pictures on the walls were crooked. And the 'all inclusive' is far from being all inclusive. If you wanted more premium menu items, you were looking at an additional $40 - $120 USD per person. There was only 1 option for white and for red wine - and it was right in-line with Two Buck Chuck. Ridiculous considering the price we paid overall (and I'm comparing this to other, nicer, Cancun-based properties within the last 12-18 months - where nicer menu items WERE included).

The buffet, however, was quite good and also fresh. I'll give them credit for that part. They did a nice job with selection and food safety.

The service at the restaurants was also very good and professional.

We did go to this resort during Spring Break. But at the elevated price we paid, I'd wrongly assumed we would avoid the younger Spring Break crowds and that it would still be the 'family friendly' resort that was advertised over and over. It was not even close. It was loud and the co-eds simply took over the entire experience. And the beach chairs, and the bars, and the quiet.

So, in short, if you have a shortlist of places to stay in Cancun, and Fiesta Americana Condesa is on your list, I recommend to scratch it off.

Really nice resort, rather small comparing to adjacent options, but that’s exactly what I was looking for. Everything is close together, restaurants are offering variety of food and drinks. Pools are clean and beach is well maintained. Recommended for a quick gateway.

We just got back from our one week vacation there. This was our second time in Cancun and first time in this hotel. The experience was amazing. Honestly I can’t think of anything negative about this hotel. The staff were amazing, the food was great, and our daughter had an absolute blast at the kids' club – so much so that we had to practically pry her away to enjoy the pool. Without a doubt, we're already planning to revisit the same hotel for our next vacation.

This was an amazing stay. I stayed in a hotel for 4 nights, but I wish I had stayed longer. It's one of the best hotels in Zona Hotelera in Cancun. The staff is welcoming and professional. I stayed in a room with a garden view, but there was also a glimpse of the ocean. The room is well-decorated and was cleaned every day. The hotel's territory is beautiful and green, with small hidden places to relax. There are kids' activities, night activities, and everything in between. Did I mention the food? There are 5 different restaurants, and in addition, there are bars for sushi, a taco corner, a pizza corner, and a fish bar at the beach... that's one of the best. Thank you.

My daughter and I stayed here for a week in February. There were nine of us in our group. It was the best vacation ever. We absolutely loved every minute of our stay.
The view of the sunrise and the sunset every day was spectacular.

All of the staff is great! Eduardo, the lifeguard is awesome. Thomas in the pool area was so friendly! Rebecca, the hostess at Kalmia is such a warm, kind hearted person! We looked forward to seeing her every day. Elijio, a waiter at Kalmia, went above and beyond. The food was fantastic. Honestly, the buffet at Kalmia was all we needed. We ate there 3 times a day. I looked forward to every meal. The coffee was especially good!
Yessy was so helpful and so lovely to talk to. She helped us out with anything we needed.
The spa was great and the massage was the best.
I absolutely can not wait to come back!!

Chain hotel, this hotel needs remodeling, maintenance, otherwise it is very good.

My hubby & I have thoroughly loved our stay here!! We stayed at their sister resort, Live Aqua last year and it was phenomenal! We couldn't quite afford that one because it's adults only & more high end so we chose Condesa. And it's been so amazing being here!!

First off, everyone is so kind & such great customer service! The front desk check in was wonderful. All of the pool staff walking around asking you if you want a drink are so friendly & come around often.

We made reservations for the Mexican, Italian & Argentinian. We enjoyed each of them and had incredible service at all 3! I did have to make reservations a few days out & it doesn't seem that they keep a full restaurant so reservations seem limited so if you want to check them out try to reserve early in your trip, like the first day.

The Mexican place had fresh seafood tostadas that I enjoyed & a baked fish that was yummy. My hubby had the short ribs and said they were fall off the bone delicious. They also had an interesting avocado mousse for dessert. I'm not a dessert person as I don't like sweet things so this one was light & not very sweet. We also enjoyed some yummy espresso martinis. Again very kind servers!!

The Argentinian restaurant was incredible service & a great experience as well! My salad was my favorite part, so good!! We both had the sirloin steak and medium rare. It had good flavor with their homemade chimichuri sauce but not like the steak back home. They also had a better white wine than the rest of the resort has. We had an espresso & cappuccino for dessert.

The Italian restaurant was such kind friendly service & yummy as well. It seemed to be the most popular and busy reservation restaurant. The Caesar salad is delicious! The pear & gorgonzola with orange marmalade is so yummy, my favorite part! My hubby had the lasagna Bolognese and said it was pretty good, not quite like he likes back home. I had the salmon and it was phenomenal, nicely sauteed and great flavor!! We shared a yummy tiramisu & espresso martinis for dessert.

The buffet was great for breakfast or lunch. They had the freshest fruits and I always could make a healthy salad with all the vegetables. And then they have lots of various hot dishes. Great for any dietary need. The servers here are nice as well but not quite as quick of service getting drinks. I think they have more tables to serve.

My favorite place for lunch is the Cevicheria!! Oh my gosh, so so good!! If you enjoy seafood like I do. I went here for almost every lunch. I had grilled fish tacos & the Carribeno ceviche. Both incredible! The grilled fish wasn't on the menu but they made it for me happily every time. This place was always busy but the servers are the best!! They make a good skinny margarita as well! And their 2 creamy dude sauces are so delicious, especially the green one, very spicy.

The healthy place on the opposite side of the pool was delicious as well. It was nice to have a salad, grilled chicken or just get chips with guacamole. They also have wraps & sandwiches. I eat healthy back home so it's nice to also eat healthy when I vacation.

The cocktails are great because you can be very specific with what you want. They have low end to high end so that's so nice to choose. The wine selection isn't great and the beer is only one kind and we didn't care for it. They do give you Corona in your room which my hubby liked. The Lobby bar is always hopping but the bartenders are kind and quick!

I enjoyed the fitness center which is by the spa. It had everything I needed for a great workout and it was kept cleaned continually by workers coming in. They also provide water and fresh fruit for you.

One complaint is that it's hard to get lounge chairs. Everyone goes down and reservers then so early. We were able to find some but it wasn't easy. A lot of people aren't even using the lounge chairs because they are mostly in the pool. It all worked out though, we still enjoyed.

The service staff in the snack restaurants are very elitist, they always show affection for the people who gave tips in dollars, in the restaurant "la marisquería" one of the waiters treated me extremely badly, I asked him if I could take my ceviche to the beach and he told me in a high tone of voice "there is no takeout, if you want to talk to the captain of waiters" when clearly the foreigners were taking their plate to their lounge chairs around the pool and on beach lounge chairs!
That ended in total disappointment! The drinks are few for the nationals, I mean that they serve little and it takes them a while to serve you... that is in all the hotels where they prefer to serve foreigners because of the tips
They lack customer service! The pet areas are very few, I would say don't take your pet to this hotel!

Fiesta Americana was our first visit to Cancun and our first real all-inclusive experience and everything exceeded our expectations. The staff was super friendly and every aspect was top notch. I only took off one star for the rooms because the mattress was a little too firm for what I am used to but other than that this place is very highly recommended. We plan to return annually after this experience.

There were a lot of issues with our stay here but not all of it was bad which is why I gave this place a 3. First our room didn't have hot water for a day. Next the rooms smell funky kind of like mold but worse. The food is average and bland, the service was good but could have been better. We had to wait three hours to check into our hotel room. The convenience store over charges and is higher than American prices. They charge $15 for a red bull. However the location is great and there are a lot of activities to do. Plus it is kid friendly.

If you are looking for an easy going, laid back resort, this could be the place for you. The resort’s beach is quiet and stunning (especially in comparison to other, busier beaches along either side). I was looking for a small, quieter resort and this absolutely met my expectations. The location and resort is beautiful, food was great, staff was SOOO kind and friendly … we had a wonderful stay full of r&r. Highlights included relaxing beach and pool days, a romantic dinner on the beach, an amazing side by side couples massage on the beach, fabulous meals, and the truly fantastic service everywhere we went.

My visit was perfect, the hotel has good quality of food, drinks and entertainment in general. If what you are looking for is an all-inclusive hotel that is family-friendly with good food, consider this option.

This is my first review of an all inclusive resort stay in the Americas. I stayed here for a week and went in with a group. It felt like we were transported to paradise for 7 days. We were pampered by the courteous staff and the richness of the food and cuisine options available to our discretion here. The beach adjoining the resort offered crystal clear turquoise water thanks to the white sand. The rooms were spacious and were cleaned daily by the humble housekeeping staff. We were made to feel like some royal personage / or celebrity who were offered anything- literally anything-that we asked for. To sum up, it really needs a blog to explain how such a huge resort is managed to make sure everything that needs to go right indeed goes right with its guests. We really had a gala time here and would recommend anyone reading this to consider this resort.

We just returned from 6 night stay with our 3 year old and overall had a great time. Resort is a quick 15-20 min ride from the airport (we booked a private shuttle). We booked a garden view room, but received a free upgrade to ocean front, which was very nice. It was facing the pool area where most of the action is happening, but I was pleasantly surprised at how well the sliding balcony door insulated the sound.
What we liked:
- The room was nice and spacious, no issues. AC is quite loud though, so bring earplugs if that bothers you
- Beach is beautiful with the most turquoise water; there were large waves most of the days we were there, and the water is quite deep right away, so not great for toddlers, but we still enjoyed the beach every day and were able to go out for family swim sessions
- Variety of pools so that you can rotate and not get tired; the upper infinity pools offer beautiful views; the lower pool has a swim up bar and there is also a kiddy pool with a pirate ship and slides
- All the common areas (check-in area, lobby bar area etc) are beautiful and I believe recently updated (I've been to this resort 6 years ago and pretty sure there are many updates since then)
- There is a kids club/playroom; our 3 yo really enjoyed going every afternoon for a little bit with a parent (if your kid is 4+ years they can be dropped off)
- The staff is very nice and friendly
What could use improvement:
- The lower pool areas are outdated and could use a facelift (especially the 'hot tubs'); some sun loungers also need to be replaced as they look quite beaten up
- The food was just Okay; we were fine with it as food wasn't our top priority. I wish there was another option for breakfast except buffet (and I believe there is another outdoor breakfast restaurant, but it was closed for renovations); Italian restaurant was okay, we went twice, and it wasn't very consistent; Mexican restaurant wasn't great. The little taco dinner sport in the lobby was good, and so were the crepes by the gift shop.
- The kid's room is small and quite outdates - it desperately needs a renovation and some new toys. Our toddler enjoyed it regardless, but I was disappointed ha. They also have some kind of humidifier/deodorizer in the room which has a really strong smell that I could not stand, and it was making me sick. My husband was going with our kid instead and he also said he had to come out for fresh air. Please rethink having this in the kid's room where they have to breathe it all day. I do have to say the staff in the kid's room were very sweet and great with kids.
- I wish there was more family entertainment for families (I believe other resorts have different family shows early in the evenings). The only shows they had during our stay were Michael Jackson and fire show, both at 9 PM, so quite late for young kids. We did have fun at 8 PM silent disco. But otherwise, I think it is a really large gap in the Entertaiment the resort has to offer.

Overall, we had a great experience and would consider coming back for the right price :)

Highly recommend this resort. Everything was great from the moment we arrived. The staff is courteous and attentive to all your needs. The resort is extremely clean as well.The food was excellent! Lots of activities throughout the day. The beach access is great not too crowded. Will definitely stay here again!
