Our Opinion

A good resort destination in the Riviera Maya. The location of the hotel is by a beautiful beach. The variety of buffet and a la carte items are OK. There have been reports of issues concerning resolving maintenance issues of your room, with some travelers reporting great delays in addressing such matters. However, it does not take away from the overall experience of the resort.

Great for families with children (Grand Oasis)

I will be the first to admit I was hesitant when I started reading the negative reviews about this resort (of course after we booked), BUT after returning home I honestly have very few negative things to say and we had a lovely time. The resort is just fantastic for people with children. They have an entire pool with play structures as well as its own Kiddie Swim Up bar. We never had issue getting a nice place to sit by the pool and had zero issues with with the water being "too cold".Huge shout out to HENERY who mans the kids swim up bar. She is amazing and we had such a great time getting to know her. You can tell she adores children and made a point of learning my boys names and helped teach my eldest a bit of Spanish too (I included a pic of my boys with her, they loved her so much). That brings me to the staff. NOELI at the coffee bar is an absolute dream as well. You see so many good things about her for good reason. LUIS at the buffet was a great waiter too. We loved having him serve us. There were many others that were lovely too and honestly our biggest complaint about the vacation was the resort did feel understaffed and there were times where it took us a while to be served. We are pretty go-with-the-flow people so this isn't make or break for us. But something I felt like I should note.The food is really good. It kinda sucks that they only do reservations for the one restaurant and in order to get a reservation anywhere else you basically have to camp out before they open. I feel like reservations would make this a bit more positive for the guests. Again, not the worst thing, just a suggestion. Oh, and at Maki Taco, the plates are pretty small, order lots :) Don't worry, it's delicious! There is lineups for the buffet at high traffic times, but this is something I expect so it doesn't bother me.The rooms were average. I spend so little time in the room on vacation that this honestly isn't a big deal for me. They were comfortable enough, clean and although dated, totally fine. The entertainment was really good. Our 4 year old LOVED going to see the shows. The beach was gorgeous. The grounds were well maintained. Everything was clean. The kids club was great (they knew our little guy by name after the first day). We actually made the short walk over to the Lite side for lunch and dinner a few times as it's really quiet and service is quick and great.All and all we had a fantastic time and I really recommend this resort to families who are relaxed, want to have a good time, appreciate getting to know the staff and don't mind having to wait a bit here and there ;)

Good and Bad

We booked our stay with the Grand Oasis Tulum but our first night was spent at the Lite section of the resort. We were not told why we were not staying at the Grand section that we booked but were told we would be moved to the Grand section the next day. We were given a bracelet which allowed us to access additional service which was very nice but a lot of people seemed to be compensated for inconveniences. After A LOT of red tape, we did end up in a new room (#2121) at the Grand section. So we spent our first two days in transition. The air did not work well in our new room and was very noisy but it was a nice room. The beach is nice but swim shoes are a must as the water is full of rocks.The staff were always pleasant and polite. More staff would definitely be helpful as there was always a line up to eat in most places unless you were a Sian Ka’an guest.The food was really good with lots of variety. The resort has a hierarchical system which does not work well. So many confusing rules - reservations needed, reservations not needed. The Sian Ka’anpeople can make reservations to restaurants that do not take reservations for the Lite and Grand guests. So you could wait in line for 20 minutes and be told reservations by Sian Ka’an guests had been made for 6:00 p.m. and the tables were for them even thought it was well after 6:20 p.m.The hotel has a lot of stairs and slippery floors. You really need to be careful. We still had a really good time but I would not recommend the resort due to the hierarchical system and how we were treated in getting the room we booked.

They are scamming everyone

. This resort is running a room scam, a car scam, and is totally dysfunctional. THE ROOM SCAMOn vacation, we enjoy spending our late afternoons and evenings sitting on a balcony watching the ocean, so we booked an oceanview room with a balcony---we got neither. After 40 minutes in the reception line we were told we were given an ‘upgrade’ (a lie). We were asked to sign the Upgrade paper and told that we could come back down and switch rooms if we did not like it (a lie). The room, 2219, did not have the balcony and ocean view we booked, so we went right back down, waited in a 20 minute line, and were told they were booked solid and there may be a room available later in the week and we could keep coming down to check. We did not want to waste more vacation time at the reception desk long lines and moving rooms, so we were stuck in a room we did not want. The view was a wall on the left, a row of trees in front, and a partial pool view to the right---basically no view. Our ‘upgrade’ basically just gave us access to the adult beach, which means nothing to us (we enjoy watching children on the beach). We were told we still had to stay within our original restaurant offerings (a lie/Misinformation), but later found out we could get into the Sian Kaan restaurants since we were in a room on that side.Everyone was complaining about being screwed out of the room they booked, several were calling their booking agents asking to be sent elsewhere. Here are some TripAdvisor reviews from just the past two weeks: “They had downgraded us” “heard more than 5 nightmare stories (no room available / people who were there since 2 am and had been downgraded to lite category as well” “My husband and I and my parents were informed that they were overbooked and we were being moved to the Oasis Lite” “We argued with the staff stating we wanted the rooms we booked and paid for. We were then handed a letter by the hotel staff saying that we had to sign the letter. If we refuse to sign then we would not be given a room and could go elsewhere. ” “NOT WHAT WE HAD BOOKED!!” “we had booked & payed a room through the Siur agency at Grand Oasis Tulum but the hotel provided the Lite,”With this many reviews in 2 weeks and what I observed it is obvious the resort is running a huge room scam and we were part of it. Oceanview/front gets bumped to regular rooms, and people who booked regular rooms get bumped to the Oasis Lite (far from the beach). THE CAR SCAMWe were very excited that our package included a one day free Smart car rental, and had planned a 1-day excursion, but we could not get a car. On Sunday, the Sian Kaan concierge said we could not book cars on Sundays (a lie). This was a lie or misinformation as we found out others had. On Monday we asked to reserve a car for Tuesday, and Zachariah at the Smart. car rental said we had to book same day (a lie). We came back on Tuesday at 8AM when they open and Oscar at the Smart Car rental said we had to book a day ahead, and that today’s cars had been booked on Saturday and Sunday. What the hell is going on here? There were six Smart cars parked out front. Oscar said three of the cars were broken, and the other they did not know when the keys were coming back. I threw a fit and was told to come back in an hour and he would have a car for us (a lie). We came back in an hour and no car available, he said there are 3 cars for every 100 requests and we could reserve one for Thursday or Friday, but he could not guarantee we would get it, again referencing people not returning keys. He said we should rent a car if we want to make sure we got one, and charged us $35 for a rental (when three cars were sitting in the parking lot all day). We were scammed. Why aren’t the 3 broken cars in a garage getting fixed, and why did we have to return keys at the end of the day when he is saying they let people keep the keys. I asked Zachariah why he lied to me on Monday and he said they changed policies (a lie).TOTALLY DYSFUNCTIONALOn Sunday we found out the front desk was wrong and we did have access to the Sian Kaan restaurants. Sunday I went down at 10:30 and was told by the concierge that all were booked, and that they start booking at 9AM (a lie). On Monday I went down at 9AM, saw a different concierge, and was told everything was booked by 7:30AM, and that I should have been there at 7AM. No one knows what is going on at this place!!! On Tuesday I was there at 7 and got a booking---why are they making guests get up so early on vacation to book a restaurant? I was told you had to book restaurants same day, but found out they allowed some guests with our same level wristband to book ahead. I was told you could not book and at the restaurants, but saw some hostesses allowing this. No on at this resort knows the policies or has any idea of what is going on. Totally dysfunctional.No one answers the phones. On day two my phone message light came on. I tried to call the operator over 10X and let it ring 10-20X each time. Also no answer at the concierge. It was 11PM and I was already in bed when I was the light, so I had to get dressed and go to the front desk. The person there said they had no messaging system and did not know why my message light was on. After all the misinformation I did not believe him. I was very worried and it was too late to call my elderly father to check if this concerned him. I went down the next morning and one front desk person was totally clueless, and the other, Perla, said she would check for a message and get back to me. She never did. I asked the butler in the Sian Kaan and he said those lights come on now and then and I should ignore it. I called home and my 94 year old dad had been hospitalized with the flu and low blood count. Out of curiosity I tried the operator several times that week and no one ever answers this number. Unbelievable. Asked at the desk and they said must be on the line with other people (a lie?). I consider no one answering the phones to be a safety and security risk.For the restaurants that don’t take reservations, it takes 20-30 minutes to get in a restaurant (up to 50 in line), then often another 20 minutes for a waiter to come to the table, then 20 minutes until the first course. Often over 2 hours to get through a meal---a waste of vacation time. The buffet also had incredibly long lines. I had read reviews of understaffing and was somewhat prepared for this, but this is the worst I have seen at any all-inclusive. The management is squeezing every penny they can out of this place at the guests’ expense.Many servers with poor English skills and could not explain the menus. Worst English skills I have seen at a Mexican AI.One concierge did not know what time the restaurants opened! We had asked on the first day. No information in room about the resort or what the Sian Kaan ‘upgrade’ we had includes. To lock our safe, we had to go to the front desk (no on answers phones), wait in line, have front desk say they don’t know how to lock safes, then have them send maintenance to your room to show you how to lock the safe (6 digits then #). Also tried to charge us for the included safe.Lies. Misinformation. Lies. Misinformation. They wear you down by making you come back day after day and wait in long lines to be lied to again.SUMMARYI was unable to enjoy our vacation due to the room downgrade, misinformation, and lies.

paradise!

Off season trip (end of November) meant we almost had the place to ourselves. The water is crystal clear, lots to see, endless snorkeling. Food is good, stick to the buffet for best variety and decent quality. Adults-only section nice and quiet. Shows were small-scale but fun. Coffee bar is awesome.Cons: staff can be quite disorganized. Restaurant open times not clear, as well as what level of guest can eat there. A bit discriminating if you don't have the top level of package. Rooms a bit moldy, and we had cockroaches...

Relaxing Vacation

First off I'd like to say that this review is for Oasis Grand Tulum, I think many who stay here are expecting the Sian Kaan part of the resort when they see the pictures to book their trip. To start off i'd 1st like to say that when we arrived there were 2 couples with kids checking in front of us so it did take about a 10 min wait to check in, not that big of a deal but i could see if there were 5 people checking in when we got there you'd be waiting a long time. Our room was great we had garden view and stayed in room 3312, we had hot water, toilets flushed, no problems at all and a short 2 min walk at the most to the beach. 3rd floor would be difficult if you had mobility problems and there are no elevators.I had no problem but hand railing should be installed for safety. I did hear and talk to multiple people who's room were a nightmare but they all seemed to be from the beach front condos so beware!!!There also seems to be some sort of issue that half of the beach front condos are owned by the hotel and the rest are owned by individuals. I booked here just for the beach reviews. I never use the pools at a resort i love to snorkel, swim in the ocean and have my toes in the sand. The beach was great for swimming and snorkeling.Tons of fish, sting rays lots of coral and the reef provides a lot of shelter from the wind. The beach could have used more clean up thats for sure, One garbage was stuffed full for 2 days before anyone even looked at it, saw one guy clean the beach the whole time we were there. Take advantage of the free snorkeling and kayaking Javi and Spike from the entertainment team were great snorkeling guides and provided along with the rest of the entertainment team a great show every night. This isn't a big resort so don't expect an big theatre like you would see at a huge resort. There really isn't alot to do after 9 but they do have Kareoke and dj's most nights. The food was great never really waited more than 5 min to get a seat at an A la carte or buffet but i could see if you were a group of more than 4 people how it might be a problem. They are definaltey under staffed in my opinion in the restaurants and buffet simply adding a couple more people to handle the load would be a huge improvement. There is no beach service on the grand side you have to be on the Sian Kaan side for beach service, There is a beach bar right there however the line ups were long at times for drinks and only having one person bar tending is ridiculous! Drinks were delicious and he could make you whatever you asked for. The sushi bar right beside it was amazing, I ate sushi on the beach everyday I was there and i can't remember the ladies name who made it but she was wonderful :) Food in the buffet was great, Maki taco was also really good ate their twice shout out to Miguel. The coffee and me bar is soooo good, Noami is amazing she can whip you up whatever you like. The hot chocolate and latte's are to die for!!! We did eat at the White box restaurant one night, frankly not my cup of tea. 9 course meal of weird stuff lol One thing i'd like to mention is we had rain one night and the power went off to the whole resort, back up lights and things came on and it was all back on within an hour but you could see water coming out of light sockets on the ceilings and roofs in some places. Clearly the resort needs some upgrading. All in all i had a great time, very relaxing. The Sian Kaan side is way more updated but with that comes more cost so i guess its what your willing to spend. Would I go back,,, If the price was right i would definalty go back. Miss you Javi :)
