Our Opinion

A good resort destination in the Riviera Maya. The location of the hotel is by a beautiful beach. The variety of buffet and a la carte items are OK. There have been reports of issues concerning resolving maintenance issues of your room, with some travelers reporting great delays in addressing such matters. However, it does not take away from the overall experience of the resort.

Worst vacation of my life!!

I booked this vacation through Air Canada Vacations and it was marketed as a 21+ couples romantic resort (Sian Ka’an at Grand Tulum) which it DEFINITELY not!! When we arrived at 11pm we were met by the concierge to get checked in and were advised there was no manager on duty to fix the issues we had (following) were told to come back in the morning and they would be able to fix it. Also there were no restaurants open for anything to eat except room service which was legitimately disgusting!!!The room booked was sian kaan at grand tulum pool view. The air canada vacations site, sell off vacations site, air transat site and specific hotel site all had the same photos and amenities listed when we booked Dec 17th 2017. The pool view room had a jacuzzi, balcony and king size bed wifi for three devices, a welcome bottle of wine or champagne in our room. Literally none of these things existed. We received a room with two DOUBLE beds with no jacuzzi and the “pool” view was actually a fountain view no pool. We went to the front desk in the morning TO AT LEAST get a room with only one king size bed and were told they couldn’t do it until the next day. We bucked up but we’re seriously unimpressed and asked if we could at least get something for our trouble. The manager flat out said no. He said we were not getting anything! And refused to even entertain the idea further. I started getting very upset but we had to meet our air canada vacations rep so we had to get going. I mentioned to her that we were having issues with the hotel and she said she would look into it more and get back to us. She talked to the manager who claimed he had upgraded us because we had booked the grand tulum instead if the sian kaan and they had kept my travel voucher for my proof I had to email a copy to my air canada rep for proof of my purchase. She went to the manager again and he said he would change our room the next day and they offered us a bottle of wine as a consolation (the same bottle we were supposed to get when we arrived and it never arrived) the next day we were told to meet them at noon to get our new room so we packed up and went to the desk and they told us that we had to wait until 3pm to get the new room and that they had taken our stuff until then so we had no swim suite or anything for the three hour wait. We went to grab lunch and waited around 3 hours. When we got back to the front desk they told us another 15 minutes as our new room wasn’t cleaned yet so we waited 45 because the staff all left for a staff meeting. When we FINALLY got the new room it was in the back part of the hotel down a sewer smelling hallway away from all of the amenities with still no jacuzzi and old broken furniture. We went back to speak with the general manager and I got very upset explaining all of the problems we had had and he said he would upgrade us to the top floor. The room looked very nice when we walked in but again only two double beds were available so we settled and said we would just take it. We had a terrace with no view at all and finally a jacuzzi but found out there was no hot water hooked up to the jacuzzi sat the hotel rendering it completely useless. There was also no hot water in the shower. The concierge told us to let it run for at least 10 minutes and it would come on. After 45 minutes of it running stilll nothing!! The room smelled musty with a faint sewer smell so we couldn’t tell what was about to get worse! By the next morning our bathroom smelled SO BAD like a sewer that our eyes were burning and watering from the fumes. (Stay away from Room 5007!!!!). We told the concierge again the next day about the smell and zero hot water (we tried that shower another 3 times waiting over 1h for the water to warm up and it didn’t even reach lukewarm) he said he would send maintenance up to look at it and to try putting drain cleaner into the drains and toilet while we went to eat. We returned to our room about 2 hours later to find the cleaners still in it mopping the floor. It smelled like pledge so we thought the problem would fix but by the middle of the night the rancid urine and feces smell was back. We kept the lid closed on the toilet and the door closed to the bathroom and barricaded the bottom of the door with a towel to attempt to stop the smell from filling the room (it didn’t work). We stopped using our bathroom unless in case of emergency in the middle of the night and just stuck with the public washroom in the lobby. By this time 4 nights out of our 7 night vacation were completely ruined and we just wanted to go home. We were advised by our rep that we couldn’t leave early without having to pay for our own airfare home and sacrificing the money we had paid so we decided to stay off of the resort as much as possible and just get through the week. We went for munch in the buffet on day 4 and a guest vomited all over himself and the floor of the dining area. The hostess saw and asked if he was ok he said yes the. She scurried away to get drinks for another table. The guy sat at the table covered in vomit and Lay his napkins on top of it wiping it with his foot but leaving the napkins on the floor while his partner finished her meal then walked out. I went to let a bus boy know and he said he would come clean it so I returned to my table to wait only to see him delivering drinks to the patio instead of cleaning it. I went to get the hostess to tell her and she said she would do something about it and another 10 minutes went by her going to the table three more times and touching nothing until I finally just walked out. It was DISGUSTING!!!Other details anyone should know about this resort before booking Advertised non motorized water sports such as snorkeling, kayaking, catamaran, and SUP boards are not always free! Snorkeling was free twice daily at 10:45 and 2:45 and only for groups up to 10 which were all booked by the time we arrived on our first day. We ended up buying our own snorkel at the gift shop (highly recommended)The entertainment times listed were changed and cancelled based on the number of guests who showed up. None of the pools or jacuzzis except the jacuzzis in suites on the ground floor are heated Dinner reservations must be made VERY early in the morning The food is terrible! And the restaurants are all inclusive except if you want anything even remotely tolerable and that’s an extra cost. Wine is also not included with dinner except the house wine which tastes like battery acid!The entire resort smells like raw sewage!!The 21+ side of the resort is only really the pool bar and the lobby everything else is open. The beach bar doesn’t exist, and the oldest bar to the beach is also for the buffet so it’s always pa led with a line up The pools close at 7pm and the adults only swim up pool bar closes at 5pm There are bars listed that actually aren’t open yet and have no staff or alcohol at them. There are also three bars that are listed that are not included in the all inclusive drinks they cost extra to drink at.

It was such amazing time!

I spent in Grand Oasis Tulum my last vacations and still can't forget about that incredible time! Beautiful place, great people - especially wonderful entertainment staff- David, Jovana, Jona and Gaby! I highly recommend!

Not a good start but got better.

I had upgraded to a ocean view room before I left Canada. My daughter and I checked in and went to our room only to find out it was not ocean view and the safe was not electronic ( which was supposed to be included in the upgrade). I had to go back to front desk wait in line again and told the guy there that I had paid for an ocean view room, he went back and spoke to manager and then told me that it was ocean view. I went back to room and took pictures of the roof which was our rooms view and then went back to the front desk and asked to speak with the manager. I told him this was unacceptable and I showed him the picture and said would you like to come to the room with me and see that it's not ocean view? He said no. I had to wait a while and then finally got a different key card, so myself and my daughter went back to the room again to grab our stuff and went to our new room with the bell boy. He couldn't open the door because the key card didn't work!! He even pulled out his wallet and tried his key card and that didn't work either! So we had to wait again while he went to find someone to open our room. Finally a maintenance guy came and fixed the lock so we were able to get in. The room was nice it was 4233 on second floor with an ocean view and balcony! Only thing is that the AC leaked water and we had to put a towel down on the floor and it dripped on your head when you tried to wash your hands in the sink! We also didn't have any water in our mini fridge.The food was pretty good and there was a sushi place right by the beach. Only thing was there was only one girl working and it took up to 45 minutes of waiting for food.At the buffet there was 2 grills but only 1 guy working so again you are waiting in line for a while. There was only one guy working the bar on the beach as well. So in my opinion there are very under staffed.The beach was beautiful and there were fish, sting rays and we even saw a turtle!The daytime entertainment were very friendly. The night entertainment was good too.They were doing construction right outside our door (the roof, new tiles along the side of the stairs) and started at around 8:30am and finished around 6pm, so good luck sleeping in on your vacation! They did this for 5 days out of the 7 days we were there. The one day I went to our room with bare feet to grab something quickly and there was broken tiles and dust all over, the workers did sweep when they saw me but still. The men also stared at me and my daughter which made both of us very uncomfortable!Also in the pictures of the hotel it shows a really nice pool right on the beach but thats on the adults only side (club Sian Ka'an). So pretty deceiving and sneaky. We could not use that pool! They also gave my 13 year old daughter an adult wrist band. They are definitely not paying very good attention at the front desk.The maid also left no bath towels the one day and on the other day he took our bath robes away!I have included photos! I rated sleep quality a 2 because of the early morning construction!

Gorgeous beach & great food!

Although it did not get off to a good start, overall, we really enjoyed our stay. Upon arrival, we were very tired as our flight was delayed 6 hours. We arrived to the hotel at 8pm only to find out that the safe was NOT included in the price of our room (what?? even the cheapest hotels that we have stayed in all include a safe), and the person checking us in drew a huge circle on the map indicating that over 2/3 of the resort is adults only (note: this turned out to be very wrong; in fact it is only a small portion of the hotel that is adults only. I really don't know why this employee told us this wrong information; it really soured our evening, and turned out to be untrue). We finally found our room, and the room key didn't work. A technician had to be called over to enable the door lock.After the first evening, things got a lot better. The food at the resort is amazing, the beach is gorgeous, and the kids pool is super fun with lots of slides and equipment. We could snorkel right off the beach, yet the beach was still sandy and swimmable. After a few days, staff put in a water trampoline - the kids loved it. Towels were freely available, restaurant reservations were first-come, first-served, and there was a relaxed, calm atmosphere all around. My daughter turned 10 while we were there, and the staff decorated our room, and gave us a reservation in one of the restaurants, complete with a cake!The room was great - just wished we had a balcony. It was difficult in the mornings without somewhere to escape to while the rest of the family slept in.We ended up loving this resort, and will definitely return!

So much potential yet so poorly operated

Before we went to this resort for a family vacation from January 4, 2018 to January 11, 2018 I thought i was a pretty easy person to please and have always been able to shrug off minor issues with accommodations. This resort set a new low for me and my family in terms of disappointment and really just showed us how poor management, lack of interested staff and poor maintenance can ruin a resort. Where to even begin...lets start with the good. The Beach- the beach is great..actually really great as the reef and shoreline create a nice calm swimming area that is perfect for snorkelling. Bring water shoes though just for some of the sharp rocks around the reef but i would say for most situations you wont need them. Beach amenities- no motorized equipment to rent but unlimited use of kayaks, paddle boards and snorkelling gear is a nice touch and we never had an issue finding chairs. Sarape- Mexican restaurant inside the resort. Food was top notch and cooked exactly as we ordered. Makitaco- Japanese/Mexican fusion restaurant that delivers. Some really great combinations but be warned the portions are really small. Thats it. We really searched for other good things but every day came up empty handed. So what was so bad? Glad you askedThe staff- out of all the staff we met and spoke with we only met 2 that were actually helpful and understanding. Both related the same story to us. They were short staffed due to poor management and staff was over worked. Having said that when issues were brought up to management we were met with a glazed eye look and never once took any concern seriously. It was funniest at the end of the trip when we signed out not a single employee asked if we enjoyed our stay or if we would be back. They were more concerned if we owed them for any extra charges above our all inclusive price. Expect to see staff glued to there cell phones or hiding around corners texting. It was a common site from all staff.Internet- in this day and age why are we still forced to pay for wifi? If you need it well get ready to be bent over and hammered dry. 500 pesos for 5 days per device you want to connect. If, like us, you booked a week lomg vacation you will need to pay 1000 pesos for the week as they only sell it in blocks of 5 days and there is no place in the resort where the wifi is free. The rooms- old..dated..in poor shape with mirrors that or in terrible shape and walls that are falling apart. Nice average tvs were inhibited by patched together cable that would only give a clear picture if someone was holding the cable in a certain direction. Patio doors were nice but old and the screens are only attached to the track at the top so expect bugs to get in if you leave the patio doors open. Ues that would even include the odd cock roach that you will find wandering around. Our bath tub had lots of rust around it and the shower head was falling apart. Food-aside from the 2 previously mentioned restaurants everything else was average at best. However the biggest drawback was the long lines. To make a reservation you had to wait until the restaurant opened and put your name down next to a time. Now if you are the first person in line this should be not a problem but twice i waited outside restaurants to be the first in line to make a reservation. Once they opened at 6pm i was left walking away empty handed because some how the restaurants were all booked up wirh already made reservations. But with enough money..typically 3-500 pesos woukd get you the time you wanted. Breakfast time was realky challenging since one buffet was expected to accommodate and feed everyone..if you were willing to wait in line sometimes as long as an hour. How do you do this with kids? Poorly thought out and again no staff cared when you complained unless it accompanied a huge tip.
