Our Opinion

A good resort destination in the Riviera Maya. The location of the hotel is by a beautiful beach. The variety of buffet and a la carte items are OK. There have been reports of issues concerning resolving maintenance issues of your room, with some travelers reporting great delays in addressing such matters. However, it does not take away from the overall experience of the resort.

With 191 beautiful suites and first-class amenities the Grand Oasis Tulum in the Riviera Maya, Mexico is the perfect hotel stay for families, couples or a group of friends. Location: Beachfront near Akumal; 95 km from the international airport in Cancun.

Super laid back, but be prepared to wait for everything

Stayed here for 2 nights in Condo section, room 4114. My room was ok, but my colleague who had exact same room had brand new coffee machine and I had old type which was broken, they had to replace it. Funny thing is my friend is not even a coffee drinker so she didn’t care, but for me, it was a big deal that I couldn’t make myself coffee, that was very disappointing. I really appreciated L’ Occitane toiletries, that was a nice surprise, I love that brand! While in Condo section it felt that I had entire beach for myself, there was nobody around! Keep in mind that there are big rocks in the water, so watch your step. Water is clear and I was pleasantly surprised when bunch of colorful fish started swimming around me, that was a first for me so I was super excited! Beautiful views, warm water, great for swimming and snorkeling. Restaurant service is super slow. While we were waiting to order, we counted and poor guy was alone for entire terrace, more than 20 tables. We had dinner at fancy Careyes, food was excellent, but service was appalling. I asked for water twice and after one hour I went outside and got bottle of water from a bar. As I was here for a short time, I didn’t experience most of the restaurants. However, I enjoyed the buffet, no wait there but I agree with most of the reviews here, staffing seems to be an issue. Everybody is super nice and friendly but you have to wait for everything.

Superb hotel, with so many amenities, in a beautiful setting

Set right on the beach, with beautiful white sand and lots of palm umbrellas.There were an enormous amount of restaurants and pools to choose from. You can be secluded, or have kids fun.The staff were very friendly and helpful.

SUMMARY- You can do a lot better for the price. - Read the reviews for this resort carefully. For the reviews giving 4 or five stars, note how many of them are made by individuals who just created a TripAdvisor account and who have never reviewed anything else.- Dining is a real hassle and mediocre at best.- “Included” alcohol drinks are brands typically associated with brown baggers. (Think Aristocrat and a bunch of other names you’ve never heard of).- This resort is under construction. Old rooms need attention. New rooms still not much better.ROOMUpon arrival, older room. Not in the price range charged or representative of website photos. Shower was broken, but did have hot water. I wouldn’t pay more than $150USD a night for the room we were given. In fact, on previous trips to the region, $10-$20 more would get you a truly all inclusive resort with up-to-date facilities.It’s important to note this property is under renovation. Most everyone in our large family group arrived earlier and were sent to rooms in the new area (2000 building). We were sent to the older section (4000 building) a few hours later. This turned out to be a blessing as none of the new rooms had hot water for showers (or the jacuzzi included in one room).FOODA more apt description would be “partially inclusive” when you examine the way food and beverage ameneties are distributed. Dinner reservations begin at 9 a.m., but you need to be there as early at 8 if you actually want the restaurant of your choice. Be prepared to wait for them to begin this task well after 9 a.m. Please ask specific questions about dress code at each restaurant because they will not offer the information voluntarily. While our best guess is that this is done on purpose to turn guests away wearing shorts where trousers are required, the gentlemen in our group were creative… quickly borrowing beach pant covers from the ladies in our family. We looked ridiculous, but they let us in and we were able to dine.What’s most infuriating about the entire process is that the resort appears to run restaurants at 20% capacity. Every time we went to one for the first slot available, the place would be near empty. Our best guess here is that they have staffing issues. We originally thought they wanted everyone in the buffet, but given how expensive these restaurants are to run (with their partially functioning AC, supplies, etc.) that doesn’t seem reasonable. But then again, nothing here seemed reasonable.Quality of the cuisine at all the on-site restaurants we tried was spotty. Occasionally a dish was actually pretty good. But most seemed amateurish. One peculiarity was pork. For some reason every time we tried anything with pork (everything from breakfast sausage to pork ribs) it was either a bad cut, undercooked or way overcooked.Room service is actually pretty decent. However, some of our order didn’t make it and despite follow up calls to inquire and promises that it would, the balance of the meal never arrived.Drinks are free, but what is considered “house” in most places is considered top shelf here. House spirits include a lot of names you have never heard of or brands typically associated with individuals with drinking control and financial issues. Drinks are delivered to the beach at certain times, but sparsely.SPAWe had one massage on the beach, solicited at a 20% discount. Massage was not bad, but it’s not advised to pay full price for these services as the skill level there is not “resort quality.”PROPERTYNot that there is anything to really fear in this part of Mexico, but the front gate lockdown seemed excessive and a little annoying at times. We appreciate and understand the resort looking after our safety.If it’s important to you, the beach is sand, but there are a lot of rocks. Use caution. Plus side here is that there are a decent amount of fish to view if you have or wish to rent snorkel gear.Cigar bar was great. It is of course not free though!

Needs to improve customer service urgently!

Although the hotel facilities are good (pool & beach), customer service needs to improve. Not all rooms are in good shape, some of them looks old and needs to be renew. The hotel have a system of booking for dinner in different restaurants, but you will need to have tons of patience in order to wait approximately 40 min each day, to book a restaurant for dinner, and even for the buffet restaurant which doesn't need reservation, you will need to wait around 25 min to get a table. If you ask for some maintenance service to repair something at the room, you can expect them to do it 7 hours later. Also, although it is an all inclusive resort, you will expect better alcohol and beverages, but it doesn't. The wine they serve is more like vinagre and they do not have any decent available bottles. We had stay in different hotels in this area and for sure, we will go back to those ones, but we will never go back to this one!

OK hotel with some nice features and some good food with great snorkeling

Room was ok with nice view overlooking affinity pool, and ocean. As others have mentioned only luke warm water in shower. The beach was ok but had the traditional save the chair with a towel thing going on. I don't think the resort was too busy so by midday we could get a few lounges with shade. there were 6 or 7 restaurants on property with 2 great ones Careyes (men must wear long pants and closed toed shoes) and Coco. There was a long line starting at 8 at the concierge desk to make reservations for a restaurant starting at 9:30. People waited on line for an hour + for a dinner reservation. We were only 2 and found we could get in at any restaurant without reservation if we showed up at 6-6:15. Most nights they had adult music outside the affinity pool starting at 6:30 including, saxophone player, 2 violins, and a salsa band. They also had a piano player each night at the piano bar. This was all a great touch for adults. They also had shows every night, typical hotel show not terrible not great. The bars were good with rarely a line for drinks.. Except for the room not much else was air conditioned. The reef was just off the resort beach where the waves were breaking, we snorkeled out there a few times and the coral formations were beautiful. We walked North along a rugged beach trail (1 hour 10 minutes) to akumal beach and snorkeled there with the turtles, took a cab home, about $15. We did 1 excursion Jungle Maya booked at concierge desk fun trip with zip lines, rappelling, snorkeling and lunch included. This wasn't adult only resort but there was a big kids pool area in a separate section of the resort so not noisy at adult pools. they have bikes there for use but there were no areas to bike, it only allowed the guests at the sister resort off the beach (Oasis Tulum) to bike to this resort for beach and food options.
