I wish I had read all reviews but I didn't & was very disappointed. First of all yes, some are very run down & horrible housekeeping !!! Especially when there charging you over $250 for a cleaning fee on top of your nightly rate. One thing not stated prior to stay but informed after check in is that they have lock boxes on air conditioning controls!!! If you want A/C...there's an additional $20 per night plus tax surcharge!!! Now yes you can open windows with breeze and that's perfect during the day but what do you do at night when you pre teen kids are in second bedroom? Lock all and suffocate! Rice on sliding door runner from previous guests, broken blinds, chipped floor tiles, dirty bathroom tiles (mold) again, for what your paying for nightly rate plus hidden charges, you can stay at a resort on the beach not three blocks away.
Our rental unit is one of many in The Palms close to the beach(6 minute walk away) and there is a small pool as part of the property. A grocery run into Kihei only takes a 10 mins. drive at best. Overall a good price for the size of the place but air conditioning is only in the master bedroom. We were there in Feb. and with the sliding doors and windows open the rest of this large suite was comfortable with the use of fans. Roomy, quiet and well equipped(but no barbeque!), fairly clean but in need of some general maintenance
Based on other reviews on TA, I was concerned but our experience was quite positive. Our condo was a very nice, very spacious 2 bedroom 2 bath. We had both a mountain and ocean view from the lanai. Beach chairs and some toys provided. Beach towels available at front desk. Unit has enough supplies (soap, shampoo, detergent, etc) to get you started. Laundry in unit very convenient. Unit on 2nd floor, no elevator. Concierge very helpful. Nice pool and spa. Free parking. Quiet and peaceful. Enjoyed hearing the birds.
We have rented a condo here two different times and have really enjoyed both stays. Just a couple of minutes walking down the hill and you are on the beach. Nice sand and areas to snorkel. We recommend the two bedroom units that are around 1,200 sq feet. Tip: try to get top floor facing the ocean. Building 12 is better than Building 16 because it is higher up on the hill and further away from the busy street. Traffic noise can be a bit of a problem in Building 16 or the units right on the main street. Building 12, seaside, has beautiful sunset views. Building 16 has the sunset blocked with trees during the Sept-May season. We have rented Owner units we found on VRBO. The Outrigger Hotel manages most of the resort and provides a variety of rooms. The one bedroom units with garden view are the least expensive. The resort has a very nice pool area. The resort is only about one mile from the Shops at Wailea shopping center and many restaurants. You can always use the beach walk -- paved path along the beach -- to walk almost 3 miles in front of all of the big resorts - Marriott, Andez, Grand Wailea, 4 Seasons, etc. So you can enjoy those restaurants and bars without having to pay the big prices. Our favorite morning activity was taking a walk from The Palms, along the beach walk, and back. A loop that takes about 1.5 hours.
We stayed at the Palms at Wailea for one week, booked through Costco Vacations. Our Garden Deluxe unit was in a great location, away from any road noise (about halfway down the green space "garden"). The "pros" side of our stay; all staff we encountered were very friendly and efficient. The grounds are absolutely beautiful! The garden down the middle is gorgeous with birds and butterflies all over and a pretty little creek. We enjoyed every morning on our patio in this peaceful space. The location is great as well, making it a good homebase for exploring the island. I also appreciated that they didn't charge for parking or a "resort fee". The pool is well maintained and a decent size, plenty of chairs and towels. The "cons" side of our stay; while the unit we stayed met all our basic needs, it is definitely in need of some deep cleaning and updating. Most furnishings are worn and tired. The bathroom in the master bedroom smelled like urine (luckily there was Lysol to use). The dresser drawers in the master wanted to slide open by themselves and previous guests had jimmied them closed with old luggage tags. The fan in the living room would shut off by itself. The kitchen was stocked with most of what we needed, but the dishwasher was disgustingly dirty, the fridge was old and hard to open, and the kitchen sink was in serious need of a good scrub/shine. The furniture on the patio was very old and worn. It was frustrating to pay the $175 cleaning fee at the end of our stay. For that much I think most guests would expect immaculate conditions. Not the case in this unit. On our nightly walks up to the pool we could clearly see that some units have a lot of updating done, with beautiful furnishings inside and out. Some units were like ours, old and tired. That's where the consistency is needed. We would stay again, but would do everything we could to ensure we had an updated unit.
