Nice but resort fee and parking is another $40/night

All is good but with parking and resort fee the price is much higher. Breakfast is another high cost. The room was nice, pool is nice and is on the beach. They should include the resort fee in the price of the room as it is NOT optional. Parking should also be less.

Would Not Recommend

This is an older hotel that they are trying to convert into a nicer property. The lobby and restaurant are very nice, but the rooms are not. For the most part, service fails at all levels and in every department (save for the front desk agent and breakfast server). The beach is excellent, but it's the same beach from West Palm to South Beach, so unless there is a steep discount in the price point for this property and you're trying to save a buck, I would not recommend staying here. If you're on vacation and visiting South Florida, it would be in your best interests to find a nicer property with better service even if it is at a much higher premium. It's not absolutely terrible (thus the 2 stars instead of 1), but it would have ruined my vacation had I not been a local just staying for one night.

Room NOTHING like photos on website - Customer service was the worst.

We recently stayed at the Newport Beachside Hotel. Had to stay here because we were traveling with our daughter and her college swim/dive team. She recently had to have open heart surgery but was still able to travel with the team.We booked our stay in early November. Initially after surgery, our daughter needed to sleep in a chair and we wanted to have that option for her during our stay. We called at least 2x a week to speak with someone about our room arrangements. Unfortunately, EVERY message we left with their group sales person was never returned. After getting no response from group sales, we stated adding calls to management, but again no one was ever able to speak with us when we called and they never returned even one of our calls.We requested and booked a room with 2 beds. Our room looked like something that was trapped in 1990, nothing like the pictures on their website. Now let’s start the list of issues our room had:• The couch was ripped in 4 different spots and was so filthy that I would not sit on it. So that chair option for our daughter, it wasn’t an option.• The carpeting was ripped in various places.• Beds had dirty sheets.• The mini-refrigerator was old and either ran lukewarm or froze all the contents.• There was no coffee pot. When we called the front desk, they said that people didn’t like coffee pots in their room and would only let you use one if requested. (Every hotel I’ve been in in the last 10+ years seems to have a coffee pot in it.) One was finally brought to the room a day later.• The TVs were the old, large tube TVs (not flat screens) that carried only a few stations. Now this trip was during the college football bowl season. My husband would have liked to watch some of the games, but our TVs did not get ESPN. Supposedly other rooms did, but not ours. Not that you wanted to sit in the room anyway.• The windows were so dirty that it was difficult to see out of them. And when you did look out the window, you could see that the roof overhang of the hotel was missing in places and falling apart.• Fixtures in the bathroom were not attached to the walls.• Glasses in the room were not washed. When you used a glass, the staff just rinsed (not washed) it in the sink and put it back on the counter. We know this because my husband likes to have chocolate milk for breakfast. Later that evening when someone picked up a glass, there was a water ring on the counter. Looking in the glass, there was a cloudy film of dried chocolate milk still stuck to the inside of the glass. We called the front desk and they explained to us that it was their policy not to wash the glasses daily. So, WERE THE GLASSES WASHED AFTER THE LAST GUEST STAYED THERE? What else don’t they wash regularly?Some of these things were obvious upon walking in the room and others were discovered during our stay. On the first night, we had a person from the maintenance staff come to the room to look at the refrigerator & sofa. When he looked at the room, he just laughed (like he’d never set foot in the room) and said, "Yeah, this room is pretty awful. You got a dinosaur."Next stop, the front desk. We spoke with the front desk about our displeasure of our room; they just shrugged their shoulders, told us that this was a busy time and said there was nothing they could do.Next try, management. We asked to speak with the manager on duty and we were told they weren't available. Similar to before our arrival, we asked them to contact us. No luck. Each day we went to the front desk, sometimes 2-3 times per day, requesting to speak with a manager about the condition of the room and how displeased we were considering the high cost we were paying. Unfortunately, the management was again “not available, had just walked into a meeting, or had just stepped away for a moment.” I guess we could have wasted a lot of additional time waiting around for a manager, but that is not how you are supposed to spend your vacation.On our final morning, we checked out and the staff asked about our stay. My husband ripped off a 10 minute speech detailing everything we have shared in this review. Again we got the ‘I’m so sorry’ response, but there was nothing he could do. He promised he would have a manager contact us. At this we laughed and said that that would be nice, but we told him that his words were empty and that it wouldn’t happen. He assured me that a manager would contact us. Almost a week later, no call.Although our room and the service were awful, the beach area had plenty of lounge chairs and beach towels for guests. The pool was adequate and there was a small kiddie pool for the youngest visitor. So the stay wasn’t a total loss.The only reason we stayed at the Newport Beachside Resort was because we needed to accompany our daughter whose team was staying there. We didn’t do our homework beforehand because we knew this was where we had to stay. If you are considering staying there, you should do your homework and be prepared to demand better from management. Get everything in writing beforehand. We CANNOT RECOMMEND the Newport Beachside Resort.

Surprise Trip

We utterly enjoyed our 1 day stay. We checked in late due to a late flight we arrived at about midnight & checked out at noon. About The price... I must say after reading the negative reviews, I was a little nervous. Ok, here is what you want to know about the price.Our rate was about $150 for one night. There was a $75.00 deposit held plus a resort fee of $22 per night.I was actually afraid it would be more. We didn't drive in so avoided parking fees. So the price, I found it reasonable. We were there only for that night on the December 08th, better yet early wee hour of December 09th. It was conveniently located. We were able to walk across the street to Marshall's & to subway in the same Parking lot. I ended up forgetting Mouse, when a woman does that, we want to get hassle free to the nearest Walgreens-, etc.. That too, was conveniently located in the same Parking lot.There is access to the pier which yields priceless photos along with the hotel's beach side view..The only reason I didn't rate a 5 was due to the AC leak. I called around 12:30 am to switch rooms but received no answer. I must say, the transportation from CRC Transportation from the hotel made it EASY or WORRY FREE to know our driver picked us at the airport and brought us back to the hotel. Our Driver of the hotel, Carlos Bueno was note-worthy of future business from us. He Rocks!About that one day stay... I booked a surprise 3 day cruise to the Bahamas on Carnival for my husband & I. We checked out & Ubered our way to the Miami port which was worth the drive to see the sights of Sunny Isle to Miami Port. We nevertheless, enjoyed Newport Beach Resort which was the beginning of priceless memories.We ❤ our stay
